How much does an appraisal cost in Costa Rica?
Fees depend on the type of property, its location and the appraisal purpose. As a reference, ranges start at $150 USD for lots and $250-$600 USD for standard residential properties, scaling up to $2,500+ USD for industrial complexes. How long does an appraisal take?
The typical turnaround is 3 to 7 business days from the on-site visit to delivery of the signed report. Timing depends on property complexity (standard house vs. commercial project), document availability (blueprints, cadastral plan, property title) and location. For urgent cases we offer expedited delivery in 48 hours with a surcharge — contact us on WhatsApp to confirm availability.
How quickly do you respond to inquiries?
We respond to all WhatsApp and form inquiries the same day. During business hours (Mon-Sat 7:00 AM - 7:00 PM CST) typical response time is under 2 hours. Messages received after hours or on Sundays are answered first thing the next business day. A detailed quote is sent within 24 hours once the full property description is received.
What documents do I need to request an appraisal?
Ideally send us via WhatsApp: (1) cadastral plan or property title folio number, (2) property description (type, built area, number of rooms), (3) exact location or Google Maps link, and (4) appraisal purpose (mortgage, inheritance, sale, insurance, etc.). With that information we provide an exact quote. During the on-site visit we review blueprints, property titles, land-use certifications and active insurance policies if applicable.
Is the appraisal legally and bank-valid?
Yes. All our appraisals are issued by Ing. José Alberto Díaz Vidaurre (CFIA license ICO-3075), with certified digital signature and validity before banks (Banco Nacional, Coopealianza, Coopenae, UncooSur and other institutions), insurance companies, courts (Judicial Branch) and the Tax Authority. Reports comply with International Valuation Standards (IVS) and the Costa Rican regulatory framework applicable to each purpose (Civil Code, Insurance Law, tax regulations).
Do you work throughout Costa Rica?
Yes. We have operational bases in Pérez Zeledón (southern San José) and Curridabat (central San José), with nationwide coverage across all 7 provinces: San José, Heredia, Alajuela, Cartago, Guanacaste, Puntarenas and Limón. We serve coastal areas (Tamarindo, Nosara, Jacó, Manuel Antonio, Puerto Viejo, Dominical), mountain regions (Monteverde, San Gerardo), the greater metropolitan area and rural zones. Travel outside the GAM may include a mileage fee depending on distance.
What is a CFIA appraisal and what is it used for?
A CFIA appraisal is a technical report issued by an appraiser registered with the Costa Rican Federation of Engineers and Architects (CFIA), with professional and legal validity in Costa Rica. It is used for bank transactions (mortgages, refinancing), inheritance proceedings, divorce asset divisions, insurance policies, tax declarations, judicial processes and sale/purchase operations. The appraisal certifies the market value of the property using internationally recognized methodology (cost, sales comparison and income approaches).
