How much does a tax appraisal cost in Costa Rica?
It is quoted as a standard residential or commercial appraisal depending on property type. Tax-purpose appraisals have no special surcharge — cost depends on property type, complexity, and urgency. See reference ranges. Contact us with property details and the specific filing for an exact quote.
How long does the report take?
Between 5 and 10 business days from inspection. For Hacienda deadlines (Solidarity Tax declaration, IFRS accounting close, inheritance transfer deadline) we can prioritize delivery in 48-72 hours with a rush surcharge.
What documents does Hacienda require for the appraisal?
It depends on the filing. For inheritance: death certificate, cadastral plan, registry study, probate file (if open). For donation: cadastral plan + registry study + donor and donee IDs. For Solidarity Tax: cadastral plan + registry study. For IFRS: financial statements for the relevant period + asset detail. We guide you on the specific filing during quoting.
Can I use the municipal cadastral value instead of an appraisal?
In most cases, no. The cadastral value is usually well below the real value (municipal updates are slow) and Hacienda may reject it or adjust it upward with penalties. An updated CFIA appraisal protects against that risk and, if the cadastral value is overestimated, supports a municipal appeal.
Does the same appraisal work for Solidarity Tax and inheritance transfer?
It may work if both procedures are close in time (less than 6-12 months between them). Beyond that, Hacienda generally requires an updated one due to market changes. We consult the specific case during quoting.
